Best Virtual Tour Software (2026): Top 10 Compared
Virtual tour software turns 360-degree photos, video or 3D scans into a navigable tour that can be shared by link or embedded on a website. The ten products below fall into three groups. Matterport and Zillow 3D Home build 3D tours and floor plans from a phone or camera scan. Kuula, CloudPano, Panoee, TeliportMe, RICOH360 Tours and iStaging are hosted editors that stitch uploaded panoramas into tours and charge a subscription for publishing, branding and hosting. 3DVista Virtual Tour Pro and Pano2VR are desktop authoring tools sold as licences, with the buyer choosing where the finished tour is hosted.

These comparisons draw on public product information, not hands-on testing of every tool. Source records identify available references and checks; missing evidence is marked. Buyer fit is an editorial assessment, not a measured performance score. How to use this research.
Virtual tour software lets a viewer walk through a property, campus, museum, hotel or showroom from a browser. A photographer or agent captures 360-degree photos or a 3D scan, the software links the scenes into a tour with hotspots, floor plans and media, and the finished tour is shared by link, embedded on a website or published to a listing portal. Buyers range from real estate agents who need a tour for each listing to agencies producing branded tours for clients.
The comparison below covers ten products. Features and pricing come from each vendor’s product and pricing pages, checked in October 2026. Nine publish figures, on four different units: per Active Space, per plan with tour allowances, flat monthly fees with unlimited tours, and one-time desktop licences. Matterport sets paid plan prices through a configurator based on Active Spaces, and its profile records what the plans page states.
Related pages cover real estate CRM software and property management software.
Vendor details and trade-offs
Matterport sells a platform for capturing and hosting 3D digital twins of buildings. A space is scanned with a supported phone, tablet, 360 camera or Matterport's own cameras, and the platform assembles a navigable 3D model with measurements, room labels and tags. The free plan includes one Active Space and two users, AI defurnishing, automatically generated photo galleries and highlights, visitor analytics and access to Matterport's marketing hub.
Starter adds sharing and embedding, schematic floor plans and MatterPak technical files at extra cost, publishing to Google Street View and to Homes.com, Apartments.com and LoopNet, and access to Capture Services technicians. Professional adds support for all supported cameras, 24-hour and six-hour turnaround on floor plans, an MLS-ready property report, 50GB of attachment storage, automatic face blurring and the option to buy CAD, BIM, e57 and TruePlan files. Business is aimed at teams that need more spaces, collaboration and integrations, and Enterprise is sold through sales.
Pricing scales with Active Spaces rather than users, so a broker with many live listings should model the plan against the number of spaces that stay online at once.
Potential strengths
- A free plan covers one Active Space with measurements, tags and analytics
- Professional adds fast floor plan turnaround, face blurring and CAD, BIM and e57 file purchases
Trade-offs
- Paid plan figures depend on the Active Space count and are not printed on the static page
- Floor plans and technical files are charged on top of the subscription
- Product reference
- Product documentation
- Pricing source
- Billing terms: Annual or monthly; price set by Active Spaces; annual saves up to 16%
- Source review: checked Oct 7, 2026

Kuula is a hosted platform for publishing 360-degree photos and virtual tours. It accepts panoramas from consumer 360 cameras, DSLR rigs and 3D rendering software, and plays tours in the browser on phones, desktops and VR headsets through WebXR. The free Basic plan covers sharing and embedding, simple retouching, level correction, labels and a tiny planet editor, with up to 300 posts.
Pro adds the virtual tour editor, replacement of the Kuula logo with the buyer's own, built-in video recording of tours, unlisted tours, higher-quality uploads, custom hotspot icons, tour duplication for language versions and audio clips, with up to 100,000 posts. Business adds a custom domain, multiple logos for different clients, permission-based and password-protected access, Google Analytics integration, a landing page editor, unlimited posts and premium support.
The pricing page states that subscriptions are flat fees with no hidden costs and that data is retained if a subscription lapses, which matters for photographers who pause between projects.
Potential strengths
- Published flat prices with no per-tour or per-space charges
- Cancelling a subscription does not delete hosted data, according to the pricing page
Trade-offs
- The free plan has no tour editor and caps uploads at 100 per month
- Custom domains and password protection require the Business plan

- Billing terms: Billed monthly or yearly; auto-renews unless cancelled

CloudPano is a hosted 360 tour editor aimed mainly at real estate. Tours are built by uploading 360 photos, setting an initial view for each scene and linking scenes with hotspots. Tours play in the mobile browser with gyroscope motion control and a headset mode, and can be shared by link or embedded on a website without an app.
The free plan allows three tours, which expire after 120 days. Pro removes the CloudPano watermark, enables website embedding and keeps tours live indefinitely. Pro Plus adds unlimited tours, white labelling with the buyer's own URL, 8K uploads, Google Analytics, HTML and media embedding, CloudPano Live video chat, MLS-compliant tour cloning, ambient sound, privacy settings and a lead capture tool. Pro Plus Business adds team workflows, custom integrations, dedicated account management and hardware onboarding.
Beyond tours, CloudPano advertises 360 vehicle spins for dealerships and a phone app that produces 2D and 3D floor plans, as well as a photography service.
Potential strengths

TeliportMe sells a hosted virtual tour platform with plans organised by role, including photographers and realtors. Every paid plan includes unlimited storage and unlimited tours, embeds, a virtual host feature, a 3D dollhouse view, Google Street View publishing, analytics and GDPR compliance, according to the pricing page.
The tiers differ by the number of brands, users and domains. Essential covers one brand, one user and panoramas up to 16K resolution and 30MB. Business covers five brands, three users, one workspace and one custom domain, with 32K resolution and 100MB panoramas. Unlimited removes the brand and user caps and includes three workspaces and five custom domains. The Agency plan is built for marketing agencies and resellers selling sub-accounts or tour services.
The structure suits a photographer delivering tours under several client brands, since adding brands moves the plan up a tier rather than adding per-tour fees.
Potential strengths
- Unlimited storage and tours on every paid plan
- Agency accounts support reselling sub-accounts to clients
Trade-offs
- There is no free plan, only a trial
- Essential allows one brand and one user

Zillow 3D Home is a free iOS and Android app from Zillow for capturing virtual tours of homes for sale or rent. An agent or photographer captures panoramas with a supported iPhone, Android phone or 360 camera, and the app assembles the tour. A compatible 360 camera is required to produce an interactive floor plan, which shows where each photo was taken.
Finished tours and floor plans publish to the Zillow listing and can be shared on social media, the MLS and the agent's website. Zillow states that once the link is on the MLS, the tour syndicates automatically to most major real estate sites. Its page cites internal figures on page views, saves and shares for listings with interactive floor plans compared with similar listings without them.
The product is narrow by design. It suits residential listing marketing and is not positioned for hotels, campuses, retail or other commercial tours.
Potential strengths
- No subscription or per-listing fee
- Tours shared to the MLS syndicate to most major real estate sites, according to Zillow
Trade-offs
- Built around residential listings rather than general business tours
- Interactive floor plans need a compatible 360 camera
- Product reference
- Product documentation
- Billing terms: Free
- Source review: checked Oct 7, 2026

3DVista sells Virtual Tour Pro, desktop software for building virtual tours from 360 photos and CAD renders. The store describes it as a tool for telling stories through tours of real and virtual places, with preset skins or fully customisable interfaces. A single payment covers unlimited tours, and the purchase includes 3DVista's Stitcher v4 and a free month of its hosting and analytics service.
Finished tours can be hosted on the buyer's own server or on 3DVista Hosting, which is sold annually. Other add-ons include 3DVista Notes, which lets visitors leave sticky notes or manage projects inside a published tour, and a TURN service for running live guided tours behind strict corporate firewalls. The branding options replace 3DVista references with the buyer's name: a Branded Viewer, a Branded App with a custom icon and featured tours, or both as a Branded Pack.
The model suits producers who build many tours a year and prefer a fixed licence over a subscription.
Potential strengths
- No recurring licence fee for creating tours
- Branded app and branded viewer options for agencies
Trade-offs
- Hosting is a separate recurring cost unless the buyer self-hosts
- Desktop authoring has a steeper set-up than browser editors
- Product reference
- Pricing source
- Billing terms: One-time licence; hosting and some add-ons recurring
- Source review: checked Oct 7, 2026

Pano2VR, from the Austrian developer Garden Gnome Software, is desktop software for Windows and macOS that turns panoramic photos, 360 videos, gigapixel images, 3D models and Gaussian Splats into interactive tours. Tours can link thousands of scenes and include maps, hotspots, floor plans, galleries, directional sound and animated camera paths that can also be exported as video.

Output is HTML5 for the buyer's own web server, with a WordPress plugin, WebXR support for headsets such as Apple Vision Pro and Meta Quest, and publishing to Google Street View. Droplets automate repeated processing jobs.
The trial is unlimited in time but watermarked. Version 8.0.8 was the stable release and 8.1 was in beta when the page was read.

Frequently asked questions
What is virtual tour software?
Virtual tour software turns 360-degree photos, 360 video or 3D scans of a space into a navigable tour that viewers explore in a browser or VR headset. The tools stitch or upload panoramas, link scenes with hotspots, add floor plans, media and branding, and publish the tour by link, embed or listing syndication.
How much does virtual tour software cost?
Nine of the ten products publish figures as of October 2026. Free tiers exist at Kuula, CloudPano, Panoee, RICOH360 Tours, Matterport and Zillow 3D Home. Hosted subscriptions run from $5 a month (iStaging Essentials) to $390 a month (iStaging Premier), with most single-user plans between $20 and $60. Desktop licences cost $499 for 3DVista and 499 EUR for Pano2VR. Matterport prices paid plans by Active Spaces.
Is there free virtual tour software?
Yes. Zillow 3D Home is free for residential listings. Kuula, Panoee, RICOH360 Tours and Matterport offer free plans with limits on uploads, features or Active Spaces. CloudPano's free plan allows three tours that expire after 120 days. Pano2VR's trial has no time limit but adds watermarks.
What is the difference between a 3D scan and a 360 photo tour?
A 360 photo tour links separate panoramas with hotspots, and works with any 360 camera. A 3D scan, as produced by Matterport, builds a measurable model of the space, which supports dollhouse views, floor plans and measurements. Several 360 tour tools, including CloudPano, Panoee and TeliportMe, list dollhouse or floor plan features as well.
Should a buyer choose hosted or desktop virtual tour software?
Hosted editors such as Kuula, CloudPano, Panoee and TeliportMe are quicker to start and include hosting in the subscription. Desktop tools such as 3DVista Virtual Tour Pro and Pano2VR cost a one-time licence, allow deeper customisation and export files the buyer can host anywhere, but hosting becomes a separate task or cost.
Which tools support white labelling and custom domains?
Kuula Business, CloudPano Pro Plus, TeliportMe from Business, RICOH360 Tours Business, Panoee Enterprise and iStaging Premier list white labelling or custom domains. 3DVista sells a branded viewer and app as one-time add-ons, and Pano2VR output can be hosted on any domain the buyer controls.
Which virtual tour software works for real estate listings?
Matterport, CloudPano, RICOH360 Tours and Zillow 3D Home document real estate features such as MLS-compliant links, listing syndication, floor plans or AI virtual staging. Kuula, TeliportMe and iStaging also list real estate use. Agents should check that the tour link format meets their MLS rules.
How was this comparison compiled?
Each vendor's product and pricing pages were read on 7 October 2026, and pricing notes record what those pages showed on that date. The comparison is based on published information only. The products were not used or tested, and no vendor confirmed its entry. All ten entries have dated source checks, and their order does not rank product quality.
