Best Real Estate Analytics Software (2026): Top 10 Compared

Updated October 2026By StatWharf Editorial10 vendorsMethodology

Real estate analytics software supplies the market evidence behind a price, a rent or a portfolio decision: comparable sales and leases, automated valuations, rent and occupancy trends, ownership records and visitor counts. The ten products below split into two groups. HouseCanary, PropStream, Rentometer, RentCast and AirDNA serve residential buyers, agents, landlords and short-term rental operators, and all five publish self-serve prices. Reonomy, CompStak, Placer.ai, Yardi Matrix and Cherre serve commercial owners, lenders, brokers and asset managers, and Reonomy and CompStak Exchange are the only commercial options with a self-serve route.

Order is not a ranking. How entries are ordered.

These comparisons draw on public product information, not hands-on testing of every tool. Source records identify available references and checks; missing evidence is marked. Buyer fit is an editorial assessment, not a measured performance score. How to use this research.

Real estate analytics software answers market questions before a deal is underwritten: what comparable homes sold for, what a unit should rent for, who owns a commercial building, how a submarket’s occupancy is trending, or how many people visit a shopping centre. Residential tools serve agents, landlords and investors who need comps and valuations for individual addresses. Commercial platforms serve brokers, lenders and asset managers who need verified lease terms, ownership records and portfolio benchmarks.

The ten products compared below cover both markets, from free rent lookups to enterprise data platforms. Product and pricing details were checked on each vendor’s own site in October 2026. Entries with dated source checks appear first, which records research readiness, not product quality.

Related pages cover real estate investment analysis software, real estate budgeting software and property management software.

Feature to evaluateProperty Explorer adjusts valuations for condition rated from recent photos and shows value at each of six condition grades

HouseCanary is a US residential data and analytics company. Its Property Explorer valuation and comp tool reconciles public records, comparable sales and property condition into an automated valuation for more than 122 million properties. HouseCanary states that it measures the base AVM against MLS listing and purchase benchmarks every two days.

Property Explorer shows images of the subject property and candidate comps, compares AVM to after-repair value, tests several valuation methods and produces shareable value reports. Image recognition rates condition from recent photos, and a Value by 6 Conditions view prices the property at every grade from C1 to C6. Neighbourhood heatmaps and comp grids support comparative market analyses for agents.

Beyond single properties, the plan comparison lists Market Insights, a buy-box property search called Acquisition Explorer, Portfolio Monitoring, HPI and RPI data, MSA and ZIP analytics and nationwide bulk price and rental forecasts. CanaryAI, a generative assistant, is included on every plan. Teams adds SSO, SOC 2 reports on request and monitoring for 50 properties.

Potential strengths

  • Core API access is included from Pro, with usage-based charges on top

PropStream is a nationwide residential property data platform used by investors, wholesalers and agents. Its plan comparison lists more than 160 million public records covering on- and off-market properties, combined with MLS records and private data sources.

Property records show ownership, characteristics, sales history, MLS details, mortgage information, liens, foreclosure status and tax information. More than 165 search filters narrow a market by property details, ownership, liens, MLS status and pre-foreclosure. A heat map visualises market trends and property values, and a demographics layer shows population and income data by neighbourhood.

For analysis, the Run Comps tool selects comparables from public records and MLS data and generates a PDF report, and an automated valuation model estimates value. Calculators cover rental ROI, fix and flip, rehab costs, ADUs and buy-and-hold cash flow. An AI search converts plain-language requests into filtered searches, and an Intelligence Assistant answers questions about a property, including ARV and comps.

Plans differ mainly by monthly saves and exports, from 25,000 on Essentials to 100,000 on Elite, and by team seats.

Potential strengths

  • Ownership, mortgage, lien, foreclosure and tax details appear on each property record
  • Heat maps and demographic data appear in the plan comparison alongside property records

Trade-offs

  • Much of the plan structure is built around lead generation and marketing add-ons

Rentometer is a US rent data service that states it processes more than 10 million rental records a year. Its core product is a QuickView rent estimate showing the average and median rent for any address.

Pro Reports go further, combining rent estimates, historical trends, a rent analysis summary, nearby comps on a map and public record data. Paid plans add CSV downloads of rent comps and access through iOS and Android apps.

The Pro plan widens the tool from single lookups to portfolio work. A Batch Processor uploads and analyses many properties at once, Market Updates email refreshed reports on a schedule, and report branding produces client-ready output. Pro also includes a deal analysis worksheet, Atlas Market Insights, a custom rent estimate link for lead generation and API access.

Rentometer publishes a separate API pricing page for developers and refers enterprise rent data requests to its data team.

RentCast is a residential rental data platform for investors and property managers. It provides rent estimates for single-family homes, condos, townhomes, apartments and multifamily properties across most of the United States.

Each estimate shows nearby rental comps with rents, features and location, and users can change the search radius and look-back period to refine the result. The portfolio dashboard tracks rental properties in one view. Real-time rent alerts and scheduled market updates report changes, and they can be shared with clients or owners. PDF and online reports carry the user's name, contact details and logo.

For developers, RentCast sells API access to more than 150 million property records, valuation estimates, active listings and market trends, with per-request pricing for usage beyond each tier and an MCP server listed on the API page.

Feature to evaluateMachine learning traces shell entities, holding companies and trusts to the real owner behind a commercial parcel

Reonomy, an Altus Group business, is a commercial real estate property and ownership data platform. It states coverage of more than 53 million US commercial properties, 68 million property transactions, 5.2 million companies and 30 million owner and contact records.

Data comes from direct integrations with all 3,100 US county assessors, Secretary of State filings and census data, plus partnerships with Cotality and ICE. Each record includes square footage, asset class, year built, lot size, occupants and a full transaction history covering sales, debt, liens and refinances. More than 200 filters narrow the universe to a target list, and demographic and market data support the analysis.

The ownership layer is the main distinction. Reonomy's models resolve LLCs and holding structures to the actual owner, show portfolios across parcels and corporate relationships, and rank phone, email and mailing contacts by reliability.

Reonomy lists brokers and leasing teams, investors, lenders, developers, appraisers and research teams as typical users. Bulk CSV feeds of 10,000 or more records and an API returning up to one million properties per request are available.

Consider forCommercial brokers, appraisers and researchers who need signed lease and sale terms rather than asking rents, because CompStak documents analyst-verified comps in 105 markets with a free contribution-based tier
Pricing notesCompStak Exchange is free: members contribute comps to earn credits and spend credits to unlock others. CompStak One and CompStak One Connect, the enterprise tiers, publish no prices and are sold after a demo (checked Oct 2026)
Feature to evaluateLease comps record starting rent, escalations, free rent, landlord work and net effective rent from the signed deal

CompStak is a commercial real estate comps provider. It states that its data comes from more than 40,000 CRE professionals and that analysts verify each comp before it enters the platform, with more than 4 million verified comps across 105 markets.

CompStak Exchange runs on a give-to-get model. Brokers, appraisers and researchers submit lease or sale comps in any format, including spreadsheets, PDFs or photos of deal sheets. Each verified comp earns credits, with more for first, recent and complete submissions, and credits unlock other comps. Submissions are anonymous.

Lease comps show what the tenant actually pays: starting rent, escalations, free rent, tenant improvements, term and net effective rent. Sale comps show price, price per square foot, cap rate, NOI and the true buyer and seller behind each recorded entity. Loan and CMBS data covers lender, loan-to-value and maturity.

CompStak One adds analytics, portfolios and AI market summaries for office, retail, industrial, flex and multifamily, with multifamily data from RealPage. One Connect adds Agent Connect for ChatGPT, Claude and Copilot and a Rent Predictor for office and industrial space.

Potential strengths

  • Brokers and appraisers can access comps without a subscription by contributing deals
  • Enterprise data reaches AI assistants through an MCP server called Agent Connect

Trade-offs

  • Exchange access depends on contributing comps, so non-transacting users need an enterprise plan
  • Coverage is 105 markets rather than every US county

Placer.ai

enterpriseplacer.ai ↗
Consider forRetail and commercial real estate teams who judge sites, tenants and acquisitions by visitor activity, because Placer.ai documents foot traffic analytics for unlimited properties with CRE leasing and acquisition use cases

Free public tools include chain analysis, industry trends, point-of-interest visits over the last month, return-to-office trends, a Placer 100 index of retail and dining brands and migration patterns.

Data can be shared in reports within contractual limits and exported from the platform. An API and feed products let teams combine Placer.ai data with their own systems, and a data marketplace adds in-house and partner datasets.

Pricing is quoted. The FAQ states that there are no one-time reports and no full-suite trial, that students and researchers can use the free edition, and that enterprise-wide licences are available.

Potential strengths

  • A free edition and public tools show the data before a sales conversation

Trade-offs

  • No prices are published and single-seat licences are discussed case by case

Build-to-rent coverage includes monthly updates on rents, supply pipeline, rent growth and occupancy. Office data includes lease expirations and escalations, and self storage data includes competitor rents, occupancy and unit types.

For acquisitions and underwriting, Yardi Matrix shows full ownership including LLC transparency and senior contacts, loan maturities, sales histories and in-place construction, permanent and CMBS loans. Development users can review the pipeline to judge supply and demand around a site.

Short- and long-range rent and occupancy forecasts are provided at market and submarket level, and benchmarking compares actual revenue and expenses against an aggregate comparison set.

Potential strengths

  • Covers affordable housing by affordability type, AMI split and compliance period
  • Data is available in the Matrix Portal and through a Claude connector

Trade-offs

  • No pricing is published
  • Single-family coverage focuses on rentals and build-to-rent communities rather than owner-occupied homes

Cherre

enterprisecherre.com ↗
Consider forInstitutional investment and asset managers who report on portfolios across many systems, because Cherre documents connectors, data standardisation, a public property data fabric, an API and portfolio dashboards
Pricing notesNo figures published; Cherre is sold after a demo request (checked Oct 2026)
Feature to evaluateResolves more than 3.3 billion addresses so internal records join public and licensed market data

Cherre is a real estate data management and insights platform for investment and asset managers. It ingests data from internal systems such as ERP, deal management and leasing platforms through pre-built connectors, from third-party managers through a Submission Portal and from service providers through secure SFTP.

Ingested data is standardised and mapped to Cherre's data model, then joined to its Data Fabric of public data: property characteristics, recorder and deed records, valuations, tax and assessments, liens and mortgages, boundaries, demographics and points of interest. Cherre states that it resolves more than 3.3 billion addresses and can link records by identifier or geospatial layer, from parcel to submarket.

The API retrieves data from every connected dataset in one query, supports PostGIS geospatial queries and aggregate functions, and can sit on a BigQuery warehouse for large pulls. A library of dashboards covers asset and portfolio management reporting, and market data from the Connections Catalog can be layered in for benchmarking.

Potential strengths

  • Egress delivers connected data to Snowflake, AWS, Azure, BigQuery or SFTP
  • SOC 2 compliance and encryption at rest and in transit are documented

Trade-offs

  • A data platform rather than a ready-made comps tool, so value depends on integration work
  • No pricing or self-serve option is published

How to choose a vendor

Start from the question the data must answer

A residential value question needs an automated valuation and sales comps, which HouseCanary and PropStream document. A rent question needs rental comps, which Rentometer and RentCast are built around. A short-term rental question needs nightly rate and occupancy data from AirDNA. A commercial leasing or valuation question needs signed lease and sale comps from CompStak, ownership and transaction records from Reonomy, or property-level rent and occupancy from Yardi Matrix. A site or tenant question needs visitor data from Placer.ai.

Check the property types and geography covered

Coverage differs more than features. HouseCanary states AVM coverage for more than 122 million US properties, Reonomy more than 53 million US commercial properties, and CompStak verified comps in 105 markets. Yardi Matrix lists multifamily, affordable, student housing, build-to-rent, self storage, office, industrial and vacant land. AirDNA states 15 million active short-term rental listings across more than 120,000 markets worldwide.

Separate a seat licence from a data feed

Most residential products sell a single-user web subscription with report or export limits. Portfolio and enterprise teams usually need data inside their own warehouse or BI tool. HouseCanary, RentCast, Reonomy, CompStak and Placer.ai each document an API or bulk feed, and Cherre is built entirely around connecting internal and licensed data. Feed pricing is quoted separately in every case.

Frequently asked questions

What is real estate analytics software?

Real estate analytics software collects and organises market and property data so that buyers, owners, lenders and agents can judge value, rent and risk. Typical datasets include comparable sales and leases, automated valuations, rent and occupancy trends, ownership and debt records, and visitor counts. It differs from investment analysis software, which models the returns of one deal, and from budgeting software, which plans a property's operating figures.

How much does real estate analytics software cost?

In October 2026 Rentometer started at $59 a year, RentCast at $0 with Pro from $12 a month on annual billing, and HouseCanary at $19 a month. PropStream cost $99 to $699 a month and AirDNA Market Research $125 a month or $400 a year. CompStak Exchange is free by contribution. Reonomy sells seats online but showed no figures, and Placer.ai, Yardi Matrix, Cherre and CompStak's enterprise tiers are quoted.

Which tools provide residential comps and valuations?

HouseCanary documents an automated valuation for more than 122 million US properties, comp grids and condition-adjusted values. PropStream runs comps from public records and MLS data and includes an AVM. For rent rather than sale value, Rentometer and RentCast both provide rental comps for a specific address.

Which tools provide commercial real estate comps?

CompStak specialises in verified commercial lease and sale comps, including concessions and net effective rent, across 105 markets. Reonomy provides commercial transaction, debt and ownership history for more than 53 million properties. Yardi Matrix provides property-level rents, occupancy and sales histories for multifamily and several commercial property types.

What is the best data source for short-term rental analysis?

Among the products compared here, only AirDNA is built for short-term rentals. It reports revenue, occupancy, nightly rates and future booking demand for more than 15 million listings, and its Rentalizer estimates earnings for a specific address. The free plan gives limited access; full market research costs $125 a month or $400 a year.

How do portfolio managers use real estate analytics?

Portfolio teams use analytics to benchmark owned assets against the market and to report across systems. Yardi Matrix benchmarks revenue and expenses against a comparison set, HouseCanary monitors a set number of properties on Pro and Teams, and Cherre connects internal ERP, leasing and deal data with public and licensed data for portfolio dashboards.

Do these products offer an API or bulk data?

Yes, several do. HouseCanary includes core API access from Pro and sells bulk property data, RentCast and Rentometer publish API pricing, Reonomy offers bulk CSV feeds and an API, and Placer.ai offers an API and feeds. CompStak and Yardi Matrix also expose data to AI assistants, through Agent Connect and a Claude connector respectively. Cherre is itself an API and data platform.

How were these products compared?

Each product was compared using its vendor's own product and pricing pages, checked on 28 October 2026. No product was tested hands-on, and no vendor confirmed its entry. Order on the page reflects source-check status and content sequence, not quality or rank.
