Best Construction Scheduling Software (2026): Top 9 Compared

Updated October 2026By StatWharf Editorial9 vendorsMethodology

Construction scheduling software builds and maintains the project schedule: activities, logic links, durations, calendars and the critical path that sets the completion date. The nine products below fall into three groups. Oracle Primavera P6, Microsoft Project, Asta Powerproject and Phoenix Project Manager are critical path method (CPM) schedulers licensed per user and used to build and update the contract schedule. Outbuild, Touchplan and Planera are cloud platforms with unlimited users that connect the master schedule to lookaheads, pull planning and weekly work plans for field teams. ALICE Technologies and SmartPM work on top of an existing schedule: ALICE generates and compares alternative construction sequences, and SmartPM analyzes schedule updates for quality, delay and trend.

These comparisons draw on public product information, not hands-on testing of every tool. Source records identify available references and checks; missing evidence is marked. Buyer fit is an editorial assessment, not a measured performance score. How to use this research.

Construction scheduling software builds, updates and communicates the schedule for a construction project, from the contract schedule submitted to the owner to the weekly plans that trades work from. Buyers include schedulers and project controls staff at general contractors, owners and program managers who review contractor schedules, and superintendents who need lookaheads their crews can follow. Broader construction management suites that bundle scheduling with financials, documents and field reporting are compared separately on the construction management software page and are not repeated here.

The comparison below covers nine products in three groups: per-user CPM schedulers, collaborative cloud planning platforms with unlimited users, and tools that optimize or analyze an existing schedule. Pricing comes from each vendor’s pricing page or online store, checked on 12 October 2026. Oracle, Microsoft, Phoenix, Outbuild and SmartPM publish prices; Asta, Touchplan, Planera and ALICE quote on request.

Primavera P6 Enterprise Project Portfolio Management (On-Premises) is listed at US$4,240.00 per application user, perpetual, with first-year support at US$932.80. Oracle Primavera Cloud is sold through Oracle sales (checked Oct 2026)
Feature to evaluateHandles projects of up to 100,000 activities in P6 Professional, with unlimited resources and target plans, and multi-user enterprise access in P6 EPPM

Primavera P6 is Oracle's project scheduling product line. Oracle sells two on-premises editions: P6 Professional, a desktop scheduler for individual planners, and P6 Enterprise Project Portfolio Management (EPPM), a multi-user system for planning, managing and executing projects, programs and portfolios. Oracle's store describes P6 Professional as able to organize projects of up to 100,000 activities with unlimited resources and target plans.

Oracle's EPPM page lists CPM scheduling with secure multi-user access, opening and scheduling several projects at once, team member interfaces for status updates, and resource management with role and capacity planning and what-if analysis. Integration with Oracle Primavera Unifier ties cost codes to the work breakdown structure, so cash flow curves and change impact reflect both cost and schedule data.

Oracle also offers Oracle Primavera Cloud, which it describes as combining CPM contract scheduling and task management in one cloud environment, and publishes a migration path from P6. Buyers comparing editions should note that the store prices are perpetual licences per application user, with first-year support charged separately.

Potential strengths

  • Published per-user store prices for both the desktop and enterprise editions
  • Resource, cost and what-if analysis across projects, with links to Oracle Primavera Unifier for cost control

Trade-offs

  • Annual support is charged on top of the perpetual licence
  • Each application user needs a licence, which raises the cost of giving field staff edit access

How to choose a vendor

Decide who must edit the schedule

Per-user CPM tools suit a small group of planners who own the contract schedule. Oracle sells Primavera P6 Professional at US$3,880 per application user, and Microsoft's one-time Project 2024 licences cover one user on one PC. Outbuild, Touchplan, Planera and SmartPM include unlimited users, which matters when superintendents and trade partners are expected to update lookaheads and commitments themselves.

Check the file format the contract requires

Owners and public agencies often specify the schedule format. Primavera P6 XER files and Microsoft Project files are the formats most other tools read: Phoenix imports and exports P6 XER, Microsoft Project XML and MPX, and exports U.S. Army Corps of Engineers SDEF files, while ALICE states that it works from existing P6 or Microsoft Project schedules. Confirm the import and export path before choosing a platform that is not itself the contract scheduler.

Separate scheduling from schedule analytics

A team that already has a CPM scheduler may need a planning layer for the field or an analytics layer for project controls rather than a replacement. Touchplan, Outbuild and Planera add collaborative short-interval planning. SmartPM scores schedule quality and tracks delay across updates, and ALICE explores alternative sequences with crews and equipment before a plan is committed.

Frequently asked questions

What is construction scheduling software?

Construction scheduling software lets a contractor or owner build a project schedule from activities, durations, logic links and calendars, calculate the critical path and track progress against a baseline. CPM schedulers such as Primavera P6, Microsoft Project, Asta Powerproject and Phoenix produce the contract schedule. Platforms such as Outbuild, Touchplan and Planera extend it into lookaheads and weekly work plans that field teams update.

How much does construction scheduling software cost?

Published prices on this page start at $679.99 for a one-time Microsoft Project Standard 2024 licence and $799 per licence for Phoenix Project Manager, and reach $25K a year for SmartPM Controls. Microsoft lists Planner and Project Plan 3 at $30 per user per month, paid yearly. Oracle lists Primavera P6 Professional at US$3,880 per application user, perpetual, plus first-year support. Outbuild Core starts at $999 per month billed annually. Asta, Touchplan, Planera and ALICE price by quote.

Is Primavera P6 or Microsoft Project better for construction?

Neither suits every project. Primavera P6 is common where owners or agencies require XER submissions, large activity counts or multi-project resource management, and Oracle sells it per application user. Microsoft Project suits teams already in Microsoft 365 that want a lower subscription or one-time price. Many contractors receive schedules in both formats, so file exchange often matters more than the choice itself.

What is the difference between CPM scheduling and pull planning software?

CPM scheduling calculates dates and the critical path from logic and durations, usually maintained by a scheduler. Pull planning, part of the Last Planner System, has trade foremen plan backwards from a milestone and commit to weekly work. Touchplan is built around pull planning, Outbuild links the master schedule to lookaheads and weekly work plans, and Planera combines a CPM engine with collaborative editing.

Which construction scheduling tools include unlimited users?

Outbuild, Touchplan, Planera and SmartPM state that their plans include unlimited users. Primavera P6 is licensed per application user, Microsoft Project per user, Phoenix per licence, and Asta Powerproject by single-user, concurrent or SaaS licence. Unlimited-user pricing matters most when superintendents and trade partners are expected to update the plan directly.

Can schedules move between these tools?

Usually, through export formats. Phoenix imports and exports Primavera P6 XER and Microsoft Project XML and MPX files and exports USACE SDEF. ALICE starts from an existing P6 or Microsoft Project schedule, and SmartPM analyzes schedules uploaded from the tool a team already uses. Buyers should test an import of a real schedule, since codes, calendars and constraints may not transfer identically.

What is schedule analytics software?

Schedule analytics software reads schedules built elsewhere and reports on quality, delay and trends. SmartPM runs automated health checks, compares revisions and offers time impact analysis. Planera includes a DCMA 14-point quality check, and ALICE Analyze monitors project and portfolio performance. These tools help project controls staff and owners review contractor schedules rather than replacing the scheduler.
