These comparisons draw on public product information, not hands-on testing of every tool. Source records identify available references and checks; missing evidence is marked. Buyer fit is an editorial assessment, not a measured performance score. How to use this research.
Space management software gives facility, workplace and real estate teams a single record of their buildings, floors and workstations, connected to floor plans, occupancy and cost. Buyers use it to assign seats and departments, plan moves, test restacking and consolidation scenarios, and decide how much space the organization will need. Typical buyers include corporate real estate teams with multi-site portfolios, facility managers in universities and hospitals, and government agencies with strict security requirements. Day-to-day desk and room reservation tools are a separate category and are covered on StatWharf’s desk booking software page.
The comparison below covers eight products in three groups: integrated workplace management systems with a space module, a workplace product sold with its own occupancy sensors, and space planning tools focused on stacking, moves and utilization. Product and pricing details come from each vendor’s website, checked on 12 October 2026. IBM publishes a starting price for its Space Management package; the other seven vendors price by quote or through partners.
Vendor details and trade-offs
Planon sells an integrated workplace management system whose modules cover real estate management, space and workplace services, asset and maintenance management, and energy and sustainability management. It also offers a campus management solution for higher education, a lease accounting solution and Planon for SAP, which connects real estate and facilities data with SAP.
Space management in Planon records where space is located, who occupies it, how it is used and what it costs. A graphical interface visualizes occupancy and utilization without requiring AutoCAD skills, while Connect for AutoCAD lets drafters create and modify space data inside AutoCAD and synchronize it with Planon. Connect for BIM exchanges space and asset data with building information models in both directions.
Around the space record, Planon offers move management for moves, additions and changes, room and amenity booking, hoteling, neighbourhoods, visitor management, access management and kiosks that show floor plans and occupancy. Planon Workplace Insights connects to sensors for occupancy, movement and environmental conditions, and the Planon Workplace App lets employees book desks and rooms and request services.

Frequently asked questions
What is space management software?
Space management software keeps a current record of an organization's buildings, floors, rooms and workstations, linked to floor plans. It shows who occupies each space, how much it is used and what it costs, and supports planning tasks such as stacking departments onto floors, scheduling moves and forecasting future space needs. Many products also include room and desk booking, but the planning record is the core.
How is space management software different from desk booking software?
Desk booking software helps employees reserve desks and rooms day to day. Space management software serves planners and real estate teams: it maintains floor plans and occupancy records, models restacks and consolidations, manages moves and reports on cost and utilization. Several products on this page, including OfficeSpace, Spacewell and Planon, offer both, while booking-first tools are compared separately in StatWharf's desk booking software page.
How much does space management software cost?
Most vendors on this page price by quote. IBM is the exception: its Essentials Space Management package for Maximo Real Estate and Facilities starts under US$40,000 per year, with one environment, 50 user AppPoints and up to 2,000 reserve users. FM:Systems states that its price depends on managed resources, portfolio size, integrations and hardware. Buyers should also budget for implementation and floor plan processing.
What is an IWMS, and does a buyer need one for space management?
An integrated workplace management system combines space management with lease administration, maintenance, capital projects and energy management in one database. Planon, Archibus, IBM Maximo Real Estate and Facilities, FM:Systems and Nuvolo are IWMS products. A team that only needs seat planning, stacking and moves may find a focused product such as OfficeSpace or Tango Space quicker to adopt.
Which products work with AutoCAD or BIM floor plans?
Planon offers Connect for AutoCAD and Connect for BIM with two-way synchronization. Archibus integrates space and asset data with BIM models and Autodesk. Nuvolo imports and syncs floor plans from AutoCAD and Revit. OfficeSpace provides browser-based floor plan design with AutoCAD synchronization, and Spacewell integrates with CAD tools. Buyers should ask who maintains drawings after building changes.
How do these tools measure space utilization?
Utilization comes from reservations, badge data, WiFi presence or occupancy sensors. Spacewell sells its own motion and air-quality sensors within its plans. OfficeSpace includes badge, WiFi and IoT connectors on its Pro Plus plan. Planon Workplace Insights, IBM Maximo and Tango Space describe occupancy or IoT data feeding their analytics. Reservation counts alone overstate use when bookings go unused.
Which options suit government or regulated buyers?
Archibus for Government is FedRAMP Authorized, and Eptura notes that the authorization covers US government requirements rather than deployments elsewhere. FM:Systems also describes OpenBlue Workplace as a FedRAMP Authorized solution. IBM sells Maximo as SaaS or as client-managed software, which lets an organization run it on infrastructure it controls.
